Before construction
Important decisions become expensive when they are made late.
Property fit, intended use, building capacity, consultant scope, landlord requirements, permits, equipment and schedule all affect the construction plan. A visually attractive unit may still create major cost or approval problems if its servicing, structure or permitted use does not support the operation.
Early construction involvement helps identify the decisions that must be resolved before drawings, lease obligations and procurement make changes difficult. It does not eliminate every unknown, but it replaces avoidable assumptions with a more disciplined starting point.
