Can the building support it?

Assess electrical capacity, HVAC, plumbing, structural conditions, ceiling space, access and life-safety systems that may affect feasibility and cost.

Is the scope complete?

Define demolition, base-building work, owner work, landlord work, equipment, technology, signage and finishes so gaps do not surface during construction.

Who owns each interface?

Clarify responsibilities among the owner, landlord, consultants, contractor, equipment suppliers and utility or technology vendors.

When should a commercial contractor become involved?

Before a lease or purchase becomes unconditional whenever possible, and before design is fully developed. Early construction input can identify building, servicing, scope, approval and budget risks while alternatives still exist.

Can Sangar review a potential commercial property?

Yes. We can review available plans, existing conditions, base-building services, landlord information and major construction considerations. Formal design and municipal approvals remain separate, but early review can expose obvious risks.

What is a commercial tenant improvement?

A tenant improvement adapts a leased commercial unit for a specific business. It can include demolition, partitions, ceilings, mechanical and electrical changes, plumbing, millwork, finishes, accessibility work and coordination with the landlord’s base building.

What affects commercial construction cost?

Existing conditions, use, size, demolition, building services, accessibility, life-safety requirements, equipment, millwork, finishes, municipal approvals, landlord criteria, procurement and schedule pressure all matter. Reliable pricing requires project-specific scope and drawings.

Can a business remain open during renovations?

Sometimes. Feasibility depends on the scope, layout, building systems, life-safety requirements and acceptable disruption. Phasing may reduce downtime, but it should not be promised until the project is assessed honestly.

Does Sangar provide design-build and general contracting?

Yes. Sangar can coordinate a design-build path or provide general contracting when the owner already has a complete consultant team and permit-ready drawings.
