Before signing a lease

Confirm that the property can support the clinic.

A good address is not automatically a workable medical location. Before committing, the owner should understand whether the intended use is permitted, whether the proposed layout fits, and whether the building can support the required mechanical, electrical and plumbing work.

Landlord criteria, base-building capacity, accessibility upgrades, ceiling space, plumbing routes, HVAC distribution, fire separations, permit requirements and equipment demands can materially affect both feasibility and cost. Early review cannot eliminate every unknown, but it can prevent obvious problems from being discovered after the agreement is firm.

Reliable answers depend on the property, clinical program and drawings. These questions should be resolved early.

When should a medical contractor become involved?

Before a lease or purchase becomes unconditional whenever possible, and before the design is fully developed. Early construction input can identify servicing, approval, equipment and cost risks while alternatives remain available.

Can Sangar review a potential clinic location?

Yes. We can review available property information, existing conditions, preliminary fit, servicing and major construction considerations. Formal design, zoning confirmation and municipal approvals remain separate professional processes.

What affects medical-office construction cost?

Existing conditions, demolition, room count, plumbing density, HVAC and electrical capacity, equipment requirements, accessibility work, millwork, finishes, approvals, landlord criteria and schedule pressure all matter. Responsible pricing requires a project-specific scope.

Can an operating clinic be renovated in phases?

Sometimes. Feasibility depends on the layout, building systems, life-safety requirements, infection-control plan and acceptable disruption. Phasing should only be committed to after the project has been properly assessed.

Do you coordinate permits and consultants?

Under a design-build arrangement, Sangar can coordinate the required design team and construction process. Under general contracting, we work with the owner’s consultants and permit-ready documents.

Do you coordinate medical equipment?

We coordinate construction interfaces using the information supplied by the selected equipment vendors and consultants. Final equipment selection, clinical suitability and vendor scope remain the owner’s responsibility unless specifically assigned otherwise.
