Define the operating brief

Confirm the intended use, business workflow, property status, approximate size, equipment, priorities, budget framework and target opening date.

Review the property

Assess available drawings, existing conditions, base-building services, access, landlord information and major feasibility considerations.

Assemble the consultant team

Coordinate the architects, engineers and specialty consultants appropriate to the use, building and municipal approval path.

Develop and price the design

Review layout, systems, specifications, constructability, allowances and alternates as the design progresses toward permit and construction.

Plan approvals and procurement

What is design-build construction?

Design-build places design coordination and construction delivery within one accountable project structure. The contractor works with the consultant team while plans develop, connecting design decisions to constructability, cost, procurement and schedule.

How is design-build different from general contracting?

In general contracting, the owner typically retains consultants and provides completed drawings for construction pricing. In design-build, the contractor becomes involved earlier and coordinates design development with construction planning.

When should Sangar become involved?

Before a lease or purchase becomes unconditional whenever possible, and before the design is substantially complete. Early involvement preserves more options for addressing building, servicing, approval and budget risks.

Does design-build guarantee a fixed price immediately?

No responsible contractor can provide reliable fixed pricing before the scope is sufficiently defined. Design-build improves cost visibility progressively through assumptions, allowances, trade input and design decisions until the documents support firm pricing.

Can Sangar work with our existing architect?

Yes. The project structure can incorporate an owner’s existing architect or consultant team, provided roles, contracts, communication and deliverables are clearly established.

Is design-build suitable for healthcare projects?

Yes. Integrated coordination is particularly valuable for medical, dental and veterinary projects because equipment, workflow, mechanical, electrical, plumbing and infection-control requirements can affect the layout and construction scope.
