What must be resolved early
The expensive problems usually begin before construction.
A lease, purchase or design decision made without construction input can lock a healthcare operator into an unsuitable unit, unrealistic budget or avoidable redesign. Early review creates better information before commitments compound.
Permitted use and approvals
Confirm that the intended healthcare use and proposed work align with the property, landlord requirements and municipal approval path.
Existing building services
Assess electrical capacity, plumbing routes, HVAC conditions, ceiling space and other constraints that can materially affect feasibility and cost.

Healthcare construction questions
What owners should know before starting.
Every project is different, but the same early decisions repeatedly determine cost, schedule and whether the finished space supports the practice.
When should a healthcare contractor become involved?
Ideally before a lease or purchase becomes unconditional and before the design is fully developed. Early construction input can identify servicing limitations, approval issues, equipment conflicts and cost risks while alternatives still exist.
Can Sangar review a potential clinic location?
Yes. A pre-construction review can examine the intended use, available information, existing conditions, servicing and preliminary fit. It is not a substitute for formal design or municipal approval, but it can expose major construction concerns before deeper commitments are made.
Do you provide design-build healthcare construction?
Yes. Sangar can coordinate the design and construction path, including the required consultants and trades. We also provide general contracting for projects where the owner already has completed drawings and consultants.
What affects the cost of a clinic build-out?
Major variables include existing conditions, demolition, plumbing density, electrical and HVAC capacity, equipment requirements, accessibility work, millwork, finish level, municipal approvals, after-hours restrictions and schedule pressure. A credible budget requires project-specific information.
Can you coordinate dental or medical equipment?
Yes. We coordinate the construction interfaces identified by the equipment supplier and project consultants, including locations, clearances, utilities, rough-ins, data and installation timing. Equipment selection should happen early enough to inform the drawings and construction sequence.
Can an existing clinic remain open during renovations?
Sometimes, depending on the scope, building configuration, life-safety requirements and tolerance for disruption. Where practical, work may be phased or scheduled to reduce downtime. This must be assessed honestly; forcing operations through an incompatible scope can create safety, cost and schedule problems.
