General Contracting
Commercial general contracting
Disciplined construction management from pricing through turnover.
Sangar Construction provides general contracting services for commercial, healthcare and specialized interior projects across the GTA and Southwestern Ontario. We coordinate trades, procurement, site activity, quality, safety, inspections and closeout around one practical construction plan.
Core responsibility
One accountable contractor coordinating the work on site.
Drawings alone do not deliver a finished project. General contracting turns the consultant package into coordinated procurement, trade execution, inspections and turnover while keeping the owner informed about cost, schedule and decisions.
Estimating and scope review
Review drawings, specifications, allowances and exclusions; identify scope gaps; and organize pricing into a clear construction budget.
Trade procurement
Issue scopes, compare subcontractor pricing, confirm responsibilities and award work to qualified trades suited to the project.
Construction scheduling
Sequence demolition, rough-ins, inspections, finishes, equipment, owner-supplied items and closeout around real dependencies.
Site supervision
Coordinate daily activity, access, deliveries, workmanship, safety, housekeeping and communication between trades and consultants.
Cost and change control
Document changes, obtain supporting trade pricing and show schedule implications before additional work proceeds whenever conditions allow.
Inspections and turnover
Coordinate required inspections, deficiency correction, closeout information and final preparation for owner occupancy and operations.
When general contracting fits
Best when the design team and construction documents are already established.
General contracting is usually the right structure when the owner has retained the architect and engineers, the project scope is defined, and the contractor is being engaged to price, procure and construct the work.
Permit-ready design
The consultant team has prepared coordinated drawings suitable for pricing, approvals and construction.
Competitive pricing
The owner wants construction pricing based on a common document package and clearly defined assumptions.
Owner-led consultants
The architect and engineers remain directly retained by the owner while Sangar manages site delivery.
Defined tender scope
Major systems, finishes, equipment interfaces and landlord responsibilities are substantially resolved.
Construction process
Control the handoffs that usually create delay and cost.
A dependable general contractor does more than dispatch trades. The work depends on timely information, complete scopes, coordinated sequencing and disciplined follow-through.
Document review
Confirm available drawings, specifications, permits, landlord criteria, owner-supplied items and known site conditions.
Budget and award
Develop trade scopes, collect pricing, clarify assumptions and establish the construction contract and change-management process.
Mobilization
Plan access, protection, temporary services, deliveries, safety documentation, site logistics and the first construction activities.
Build and coordinate
Supervise trades, track information requirements, coordinate inspections and maintain focus on workmanship and schedule.
Commission and correct
Complete testing, consultant reviews, deficiency work and the final coordination required before occupancy.
Close out
Organize warranties, manuals and available closeout records while preparing the space for the owner’s operational setup.
Risk control
The most expensive problems begin as unresolved responsibilities.
Commercial interiors involve base-building systems, landlords, consultants, utilities, equipment vendors and owner decisions. Sangar makes those interfaces visible before they become site delays.
Scope boundaries
Clarify what belongs to the landlord, owner, contractor, consultants, utilities and specialty vendors.
Existing conditions
Review accessible site conditions and identify allowances or investigation needs where drawings cannot confirm concealed work.
Long-lead procurement
Track mechanical equipment, electrical gear, millwork, doors, specialty fixtures and owner-supplied components.
Information deadlines
Identify selections, shop drawings, consultant responses and owner approvals that directly affect the schedule.
Occupied buildings
Coordinate noise, dust, shutdowns, access, deliveries and protection around neighbouring occupants and building rules.
Change documentation
Record the reason, scope, price and schedule impact of changes instead of allowing informal direction to accumulate.
Specialized sectors
Commercial construction shaped around how the space must operate.
The fundamentals of general contracting apply across sectors, but the coordination priorities change with the business, building and regulatory environment.
Clinical environments
Building services, equipment, privacy, durable finishes and patient workflow coordinated with clinical requirements.
MedicalMedical offices
Consultation, treatment and staff spaces built around accessibility, privacy and efficient care delivery.
DentalDental clinics
Treatment rooms, plumbing, compressed air, vacuum, imaging, sterilization and millwork interfaces.
VeterinaryAnimal clinics
Exam, treatment, diagnostic and containment areas coordinated with ventilation and cleaning needs.
ChildcareDaycare environments
Safe circulation, supervision, child-scaled fixtures, durable finishes and licensing-sensitive spaces.
CommercialRestaurants, retail and offices
Customer-facing environments, workplaces and operational spaces delivered around business requirements.
Relevant experience
Completed work across healthcare and commercial environments.

Before pricing
Better documents produce more reliable construction pricing.
A contractor cannot responsibly guarantee a complete fixed price when the scope is incomplete. The strongest tender packages define the intended work, existing conditions, equipment interfaces, finish standards and responsibilities clearly enough for trades to price the same project.
Frequently asked questions
General contracting questions.
Early clarity about design status, property conditions and responsibilities makes the construction conversation more useful.
What does a commercial general contractor manage?
A general contractor prices and procures trade work, coordinates the site, manages scheduling and safety, tracks changes, supports inspections and leads deficiencies and turnover.
When should Sangar become involved?
Ideally before the drawings are issued for final pricing. Early review can identify missing scope, access constraints, long-lead items and constructability questions while they are still easier to resolve.
What is the difference between general contracting and design-build?
Under general contracting, the owner typically retains the design consultants and Sangar constructs from their documents. Under design-build, Sangar also coordinates the design and consultant path through one integrated delivery structure.
Can Sangar work with our architect and engineers?
Yes. We can price and construct a consultant-led project while coordinating requests for information, shop drawings, reviews, inspections and field decisions with the established team.
Can you renovate an occupied commercial building?
Yes, where the scope and building allow it. Phasing, access, shutdowns, noise, dust and protection must be planned around the occupants and property-management requirements.
Where does Sangar provide general contracting services?
Sangar serves commercial clients across the Greater Toronto Area and Southwestern Ontario, with project fit assessed based on scope, schedule, location and technical requirements.
